The Village of Dobbs Ferry is part of the Plus One ADU Program. Dobbs Ferry regulation allows 50 total special permits for accessory dwelling units (ADUs) Village-wide. Before a building permit is granted, the applicant must get approval from the Westchester County Department of Health on proposed water supply and sewage disposal methods. No exterior changes should be made to the building (unless needed to meet NYS Uniform Code) that alters the appearance and character of the single-family neighborhood. The ADU has a 300-square-foot minimum and an 800-square-foot maximum (or 33% of the floor plan, whichever is less). Additionally, the regulation includes specifications on application requirements, duration of permits, and other design requirements.
