The Village of Hastings-on-Hudson is part of the Plus One ADU Program. Hasting's accessory dwelling unit (ADU) regulations have different requirements depending on the type of zoning district. Specifically, required lot size and maximum percentages of lot coverage varies by zoning district. One ADU is permitted per single-family residence upon approval. There is not a set number of permits, but the Planning Board is entitled to reject permits if they find there are such a number of ADUs as to adversely affect the character of the neighborhood. ADUs are not permitted at a residence that houses boarders or roomers. For ADUs, there is a 300 square foot minimum and a 33% of the total floor plan maximum. Additionally, the regulation includes specifications on the application process, parking, number of bedrooms allowed, and more.
