The Town of Somers accessory dwelling unit (ADU) regulation has a 40,000-square-foot lot minimum. The Zoning Board of Appeals (ZBA) decides if an ADU is approved. If the site requires a significant amount of work to accommodate an ADU, the Planning Board must approve a site plan. The ADU is subject to physical inspection by the building inspector at any time. The permit lasts for seven years. The ADU must be a minimum of 300 square feet and a maximum of 800 square feet.
